At SHG we use
a three-phased approach to assure a smooth, timely and efficient
development project. These phases: Feasibility, Marketing
& Development and Construction are further described below.
Phase I - Feasibility
A Demand and Market Analysis, which includes:
- Development of architectural concepts,
site plan, floor plan, and sketches
- Cost estimates for site improvements,
building and tenant suite improvements
- Equity and mortgage requirements, base
rents, and projected operating costs
- Development of marketing materials and
conducting physician interviews
- Analysis of competitive medical buildings,
lease rates, and services
- Concluding recommendations for building
location, size, costs, and rental rates
Phase II - Marketing
& Development
SHG proceeds to undertake the following activities
without cost to the hospital or physician partners:
- Direct project architect on the design
of the shell and core of the building
- Initiate leasing to targeted practices.
As leases are executed, direct the project architect to
custom design tenant suites and provide the tenant/architect
with design criteria and quality material selections
- Provide equity requirements (by SHG) and
obtain construction and permanent financing as required
- Supervise project architect on completing
construction documents for the building shell and core
- Obtain building permits
Phase III - Construction
During the construction phase, SHG
provides the following:
- Continued marketing of available
space in the building
- Oversight of the General Contractor
on site and building shell construction
- Oversight of the project architect
as architectural and engineering drawings for tenant suites
are initiated
- Obtain tenant approval of suite
plans and specifications
- Supervise building shell and tenant
suite construction
- Obtain occupancy permits
- Coordinate tenant's relocation to
the new building
